November 2007 - DNA is currently developing and managing the following projects:


DNA Westway Phase 2



DNA Westway II  - 4425 W. Sam Houston Parkway N., Houston, Texas 77041


DNA Westway Building IIDNA Westway Building II is a ten story, Class "A" corporate office building, located at Clay Road and the West Sam Houston Parkway. Designed by Kirksey Architects, the building facade will be a combination of high performance glass, with architectural precast accents.  Building entries will feature elegant landscaping and integral lighting, leading tenants and visitors into high ceilinged (14'-0") main lobby, with stone, stainless steel and glass accents.  Natural light will be allowed in through the north and south entries.  A tenant patio, including gardens with a water feature and seating area will be placed on the north side of the building. High speed elevators, with 9'-0" ceilings and stone and stainless steel finishes will provide access to tenant floors. Restrooms will be accessible from both sides of the core, and will include ceramic tile floors and walls, with stone lavatory counters and infrared sensing plumbing fixtures.

 

Building II will be LEED® CS certified (it is currently registered with the U.S. Green Building Council), and will include water conserving irrigation and plumbing systems, energy saving building envelope, low emitting materials, and MERV 13 air filtration for improved air quality. A large percentage of the building materials used will be  recycled, and all building systems will be properly commissioned to insure that the planned efficiencies are properly in place.

 

Building II will include 240,501 SF NRA, with a typical floor plan containing 24,902 SF NRA. Parking (structured) is available at a ratio of 4/1,000 SF NRA. Building II will be complete in early January 2009.

DNA Westway III  - 4424 Westway Park Blvd., Houston, Texas 77041


DNA Westway Building IIIDNA Westway Building III is a three story, Class "A" office building, located one block east of the West Sam Houston Parkway and Clay Road, on Westway Park Boulevard. Designed by Kirksey Architects, the building is a "sister" to DNA Westway I. It has a tilt-up concrete exterior structure, as well as a high performance glass  and curtain wall systems to match those at DNA Westway Building II. The main lobby is accented with granite floors and walls and stainless steel and glass accents. A two story overlook located at the main building entry will allow abundant natural light into the lobby. High speed electric elevators, with 9'-0" ceilings and stone and stainless steel finishes will provide access to tenant floors. Restrooms will be accessible from both sides of the core, and will include ceramic tile floors and walls, with stone lavatory counters and infrared sensing plumbing fixtures.

Building III will also feature
under floor air distribution, allowing higher ceilings (10'-0") in tenant areas, as well as highly efficient and flexible floor plates. The air distribution system will also provide a cleaner, quieter system, and give each user control over their own environment using adjustable floor diffusers. Building III will also include floor by floor and wing by wing sub-metering of electrical power, allowing precise measurement of power use for ach floor of each wing.

 

DNA Westway III LobbyBuilding III will be LEED® CS certified (it is currently registered with the U.S. Green Building Council), and will include water conserving irrigation and plumbing systems, energy saving building envelope, low emitting materials, and MERV 13 air filtration for improved air quality. A large percentage of the building materials used will be  recycled (almost to 90% of the steel used in Building I was recycled), and all building systems will be properly commissioned to insure that the planned efficiencies are properly in place.

 

Building III will include 181,813 SF NRA, with a typical floor plan containing approximately 61,000 SF NRA. Parking is available at a ratio of 5/1,000 SF NRA, including 440 spaces in a parking structure. Building III will be complete in December 2008.

DNA Westway I Office Building - 11210 Equity Drive, Houston, Texas 77041

 

DNA Westway IConstruction on DNA's 3 story office building on 9 acres in Westway Park, on the West Sam Houston Tollway (Beltway 8) has just completed. The site is located at the NE corner of Equity Drive and Beltway 8. The building offers 5 parking spaces per 1000 rentable square feet; large floor plates and state-of the-art mechanical systems, including under floor air distribution.
