Build-to-suit facilities for lease have been one of our core project types since the company was founded in 1981. We have built facilities for lease to many national and local companies like Yokohama Tire Corporation, Alco Standard Corporation, Cabot Oil & Gas Corporation, The U.S. Environmental Protection Agency, and seventeen (17) facilities for Federal Express, nationwide.

Fee Development

Dienna Nelson Augustine Company provides Fee Development services for other owners, landlords and users. The firm has developed projects on a fee basis for such clients as Mitsubishi, TA Associates Realty, Stone & Webster Engineering, Benchmark Electronics, Telxon Corporation, Ultramar Diamond Shamrock, Jacobs Engineering, FMC Technologies, Inc. and Chevron Phillips Chemical Company. Except for funding the project, every other aspect of fee development is handled the same as a project owned by Dienna Nelson Augustine Company.

Project Management

In essence, we become our client's real estate department. Our firm is somewhat unique in that the day-to-day accountability of each project rests with a principal of the firm. As developers and owners of property ourselves, Dienna Nelson Augustine Company provides property management services from a landlord's perspective. Our managed properties have consistently achieved a high level of occupancy in their respective submarkets and are maintained to the highest of standards. We currently manage several properties, including many of the projects we have developed for our clients.

Leasing Services

Dienna Nelson Augustine provides leasing services for many of the properties we manage. Our properties often obtain some of the highest rental rates, even during downturns in the market. Once again, as owners, we realize it is not just the lease rate, but the actual cost to implement the lease and, in turn, the creation of value which is ultimately important to our clients.

We have successfully managed and leased property for some of the largest pension funds and pension fund advisory firms in the country.
